Flat fee or a price per property

Many Belgian rental management platforms charge per property or per unit, so the more properties you have, the more you pay. With Keepr you pay one flat fee for your whole portfolio, and the inspection report is included. For a small portfolio, a per-unit price can work out cheaper.

Help with MyRent registration
Housing leases can be registered free through MyRent. If online registration is not possible, FOD Financiën provides a form on request that can be submitted by post. Check the regional requirements separately. Registration is due within two months of signing. In Brussels, housing leases are also registered free on IRISrent, with the entry inventory attached, within two months of signing: leases from 1 January 2025 and older ones not yet in MyRent. What is the best software for landlords in Belgium?

It depends on who you are. A property agency or rental manager should look at Rentio. A landlord who wants rent matched through the bank and a linked accounting package, at Smovin. A landlord with 1 to 15 properties who does the inspection report themselves and wants a flat fee, at Keepr.

Which rental management software includes the inspection report?

In Keepr you make the inspection report (plaatsbeschrijving / état des lieux) yourself on your phone and your tenant signs online. Rentio has it drawn up by partner MEXP. Smovin's feature overview does not mention one.

Is there free landlord software in Belgium?

Keepr is free for 1 property, with the inspection report and indexation included, no card and no end date. Smovin has a free plan up to 2 units. Rentio publishes no prices. A spreadsheet costs nothing too, but it will not work out indexation or remind you of deadlines unless you build the formulas and reminders yourself.

Can an English-speaking landlord in Belgium use Keepr?

Yes, with one caveat: the app itself is in Dutch. Keepr writes emails, letters and the inspection report for your tenant in Dutch, French or English, for properties in Flanders, Brussels and Wallonia.

What is an alternative to Smovin?
